Mortgage Rates in Ontario Edging Higher

Banks started raising mortgage rates again today as TD Bank lead the increase by raising many fixed-term mortgage rates. The standard 5 year mortgage will go up 0.3percentage points starting tomorrow.

The posted rate for the five-year closed mortgage at TD will increase to 5.69 per cent.

Other mortgage terms going up too and other banks such as Royal Bank are following suit. The increases reflect the increased cost of borrowing funds in the Bond market as the economy continue to grow.

Real estate prices are also rising in the Greater Toronto Area.

Many pockets of Ontario are doing better than others with new areas such as Bronte Creek in Oakville, Ontario seeing additional price increases due to the high desirability of this relatively new neighborhood and the relative lack of inventory.

The outlook for mortgage rate increases continues over the rest of 2011 and into 2012.

Moving Checklist for Canada

So you are moving this Spring, eh?

A move across town or across the country can mean many stressful hours of unproductive time as hundreds of details are tended to. Things that are forgotten or not done in the right sequence can delay an otherwise smooth move or create additional stress.

The key to a successful move is proper planning. The move actually begins long before moving day. Many things can be done comfortably in the days, weeks and months leading up to the move.

If you have a few months before your closing date, you can begin by itemizing a checklist of all of the things that need to be taken care of.
Will you need to make repairs or upgrades to your existing home? If so, begin that as soon as you can to avoid a last minute scramble.

Boxes can already start to be packed and stowed in a basement, closet or garage. This is the time to seperate the give-aways, throw-aways and keepers.

Items in good condition that are no longer needed can be donated to charity, listed on ebay or kijiji, or you can even have a garage sale.

During your next visit to the store, start collecting boxes, but be aware that some boxes may not be strong enough for your moving needs. To that extent, you can buy uniform and sturdy packing boxes which may make loading and unloading easier.

Even though you have not moved yet, begin planting your new leg by learning more about the community resources, schools, post office, bank and other needs in the new place. Plan ahead for travel as airfares are climbing again and there are less overall seats available as airlines have cut back during the recession.

Be sure to keep your important documents together to avoid misplacing them during the move. Also include family heirlooms, jewelry, coin collections and other items of value in the safest place that you can personally tend to during the move.

Once you get close you will want to complete a change of address form at the post office and notify anyone who regularly sends you mail.

Start thinking about your storage needs for excessive items during the home staging process if you are selling your home in order to declutter, or about storage needs to accommodate interim plans until the new place is ready.

Call all of the utilities, phone company, cable and others to arrange a shutoff date.

You can also label boxes as to what room they will go in when you get to the new home in order to expedite the unloading.

Mortgage Ontario Reports on Canada Mortgage Debt exceeding 1 Billion Dollars


Because of the strong Canadian housing market, the overall residential mortgage debt was reported to exceed a record $1 trillion for 2010.

According to the chief economist of Canada's mortgage industry association, the housing market should show more moderate growth going forward.

Compared to last year, the total sum of outstanding Canadian mortgages has climbed 7.6 per cent.

There are many reasons why there is a current mortgage boom in Canada. Climbing real estate prices allow for the financing of large and one time expenses. Attractive record low interest rates mean lower financing costs on home equity loans and lines of credit.

The new HST rules on new homes may favor the home resale market, especially as builders have already scaled back in recent years.

Recent hikes in the lending rate by the Bank of Canada may serve to help moderate real estate price growth. The rise in interest rates in Canada is also sparking a higher Canadian dollar value versus the Greenback.

Recent preference to fixed rate mortgages should have more Canadians comfortable in the face of rising interest rates, at least over the next five years.

A healthy mortgage market, stable real estate prices along with increases in commodity prices for a nation that is driven by commodities, and a vibrant economy
has helped Canada emerge as one of the stablest countries in the face of global economic uncertainty. This in part is contributing to the recent
rise of the Loonie now at parity with the U.S. dollar.

Although the Bank of Canada seems to be taking a more wait-and-see approach instead of marching forward with more interest rate increases in the short term,
the Canadian real estate market is still doing surprising well and has weathered the recent storm with flying colours.
